From our experience, the best financial returns are obtained by purchasing underpriced underdeveloped land that is later enhanced by adding irrigation and/or fertilization to achieve its full potential, with interim cash flows derived from leasing the land to agricultural operators and a final capital appreciation realization upon a trade sale.
